Rental Terms

Our offer is subject to the following conditions including any further amendments.

Our house rules form part of the rental terms.

  1. Upon sending your travel reservation (written, per phone, internet or email) you enter an accommodation agreement (booking). The agreement is binding as soon as the holiday apartment is ordered and has been confirmed by us in writing, or, if a written confirmation is impossible due to lack of time, the apartment has been provided for you.
  2. Once the agreement has been entered, both partners are under the obligation to fulfil it, regardless of the duration of the agreement.
  3. Upon entering the agreement, the guest acknowledges the rental terms and the house rules of our holiday homes.
  4. The landlord is obliged to pay compensation for losses resulting from failure to provide the agreed accommodation.
  5. The rental terms include the use of the holiday apartment from 15.00 hour on the arrival day nd 10.00 hour on the departure day.
  6. The provided fees per apartment and day are based on a stay of at least 7 days. Shorter stays may incur additional short term fees and extra costs for cleaning after departure. The agreed rental fees include heating, water and power and VAT. A deposit must not be paid. The complete fees are payable upon arrival.
  7. In the event of non-take-up of the agreed services, the guest is obliged to pay the agreed or usual fees, minus the costs not incurring to the landlord due to the cancellation. Failure to comply with the contract entitles the landlord to 50% of the agreed fees for the loss of rent (duration of not being able to rent out the apartment). The landlord is obliged to make an attempt to let out un-used units to avoid that the unit is empty. However, in case of cancelleation, she or he is not obliged to attempt to let the unit to others.
  8. The units may only be lived in by the agreed max number of people; children count as one person. Should more than the agreed number of people be living the apartment, the owners have the right to expel surplus persons immediately and may ask for an extra charge for the duration of their stay.
  9. The tenant is obliged treat the unit with due care and must ensure that other travellers, family members and guests adhere to the rental terms and house rules. The tenant is obliged to inform the landlord of any damages to the apartment, even if they are incurred trough other parties. The tenant is liable for damages if she or he caused or is in any way responsible for them. The burden of proof lies with the tenant. The tenant is liable for damages caused by minors.
  10. The apartment is handed over clean and fully equipped. Upon arrival, the tenant is asked to check the unit for damages and examine the inventory list for completion. The landlord must be informed of any inconsistencies immediately. On departure day, the apartment must be handed in a tidy state, i.e. dishes should be cleaned and tidied away, duvet covers removed from the beds, waste bins emptied and the fridge cleaned.
  11. Based on his duty of care under business law, the landlord is liable for the accuracy of the description of services offered in his marketing material; however, the landlord is not liable for statements made in marketing material produced by other parties. The landlord is liable for the correct provision of the agreed upon services if the landlord’s guilt is proven. The liability in case of contractual damage claims is limited to the threefold rental fees, if the damages to the tenant are caused unintentionally and not with gross neglicence. Otherwise, general liability rulings apply. The landlord is not liable for occurring defaults of the services of others.
  12. Any rights arising against the landlord must be asserted in writing within one month after the end date of the tenancy agreement. They become time-barred after six months after the end date of the tenancy agreement.
  13. Place of jurisdiction is the location of the holiday apartments.
  14. Should any of these conditions be invalid, the validity, of the remaining provisions shall not be affected thereby.
  15. Any changes to the rental terms are to be made in writing.

House Rules

  1. Please avoid disturbing noises. During the night hours from 10:00pm to 8.00am and 1.00pm to 3:00pm during the day all loud noises must be avoided.
  2. The building, outdoor area, appartment and inventory are to be handled with care.
  3. Please dispose of any waste and recycling in the appropriate bins.
  4. Please do not dispose of any items (such as newspaper, nappies or sanitary pads) in the toilets. Should the tenant or any accompanying guests cause an obstruction in the pipes, he or is responsible for all costs incurring cleaning and repair costs.
  5. Doors and windows must be closed when upon leaving the flat and during bad weather.
  6. It is not allowed to take furniture or other items belonging to the house to the beach.
  7. Furniture from the apartments may not be placed on the outdoor patio.
  8. For health and safety reasons, a charcoal barbecue may not be used in direct vicinity of the house.
  9. The landlord does not take responsibility for the theft of personal items.
